Broker Participation welcome: A commission will be paid to a broker representing the successful bidder.  The broker must request a broker participation form and have it filled out and delivered to Pate Auction Inc. at least 48 hours prior to the closing of the auction in order to be eligible for commission, NO EXCEPTIONS!

Payment Terms: 10% plus the 3% buyer's premium amount is due within 24 hours of the closing of the auction by money wire or bank Cashier's Check with balance due upon closing. Closing will be within 30 days at Helena Abstract and Title Company located in Helena, Montana.  If the buyer wrongfully refuses to close, the earnest money is to be forfeited as liquidated damages to the Seller, but the Seller may at his option seek specific performance.

Auction Ending/Soft Close: Online Auctions are timed events and bidding will begin to close at the specified time subject to Seller's Confirmation. Once the bid meets reserve there is an auto-extend feature, which means that any bid placed in the final five (5) minutes of the auction will automatically extend the bidding for five (5) minutes from the time the bid was placed. For example, if an auction is scheduled to close at 6:00 and a bid is received at 5:55+, the close time will automatically extend for another 5-minute increment. The auto-extend feature will continue until there is a five (5) minute “quiet” period in which no new bids have been received; at this time the auction will close. Auctioneer reserves the right to reduce the extended period. 

Registration requires a valid credit card to confirm your identity. A confirmation that you have at least $1000 will be required. WE DO NOT charge for registration.
